Buying Land to home base on

I spent a considerable amount of time looking at land in Arizona. They have property that is deeded and dedicated for RVs. I saw properties ranging for $3500 to hundreds of thousands of dollars.

In the snow bird areas that are popular you can find places with RV hookups for permanent dwelling. Not all properties have water available, Arizona has some properties that are referred to as “water haul”. Which means you haul in or pay to have your water delivered.

I also looked at properties with multiple RV hookups that I could purchase with a friend, and we viewed a few small RV parks with six to fifteen hookups. Right now, in Wenden Arizona, you can pick up a 15 space RV Park with a swimming pool for $70,000. It needs work, but has a lot of potential. If I had the money I would have bought it.

I've often played with the idea of buying something like this or a campground. If I sold my house here, I'd have a fair amount of cash to buy something with. It's been a few years since I looked, but I was looking at Campgrounds that were up and running for around 150 to 250 with a mix of tent sites and RV sites.

Maybe I'll take another look to refresh my memory on whats out there.

The very best spot we found was $79,000. It was in Quartzsite on an acre. It had six full RV hookups, a two car carport, a laundry room with coin machines, a lounge with a full kitchen and a park model tiny home in wonderful shape and the whole place was landscaped nicely.

My friend and I were discussing it and thought about making an offer. We went and spoke to her husband. Just a few hours later it had an accepted offer. The fantastic deals go fast. I really wish we would have jumped on that one.

That one does/did sound really nice. Having done a lot of buying and reselling of various things over the years, that's the one thing I learned, the good deals no matter what it is move incredibly fast. But once you look at a few places and get an idea of what goes for what, it makes it easier to both spot a good deal and being comfortable jumping right on it.

You are correct. We figured that out after looking at every place for sale in Quartzsite under $100,000. Next year I will be better prepared.
